Renting a House in Pattaya Thailand – What You Should Know!

Renting property in Pattaya Thailand is much the same as at home. In other words you do the basics first.

Find an area you want to rent.

Visit the area morning, afternoon and in the evening. The evening on a Friday and Saturday are the most telling. Many projects are mixed. Meaning both Thai families and westerners live side by side. Now for the most part Thais make good neighbours. But some do like to party and play music loud so check at the weekends. Most westerners can not put up with loud playing music and people singing for hours on end. Also you need to understand that if you explain to them that the music is too loud they wont really understand what the problem is and most likely you will be offered a beer and something to eat.

If you talk to your Thai neighbours they will most likely agree with you but wont do anything.

Other things to look out for: Unlike many developed countries where if you own a house, its for living in only. Many Thais will turn there house into a business especially if the property is on the road front. So what may be peaceful and quite at night may well be a metal works by day.

If the house youre interested in has a high wall surrounding the garden, look over it to see whats there. There is a exclusive project here in East Pattaya that have beautiful houses costing not less than 8 Million Baht, yet behind one of the houses is a metal works. The high surrounding wall does not help!!!!!!!!!

So do your home work first. Above I have given examples of what could happen and what to look for, thankfully this is not common but it does happen.

Once youve found somewhere to rent and your happy with area before you hand over a deposit ask these questions.

1) Does the project have 24hr security.

2) What facilities does the project offer. EG. Swimming pool or club house.

3) What are amenities charges? Rubbish collection and site maintenance. Some projects are built and once all the houses are sold the company leaves without any form of maintenance or security in place. This is an important one to ask about. IF THERE IS NO MAINTENANCE CHARGE. DONT RENT.

4) How much is water and electricity charged at? Where is the project office?

5) Does the project have written rules regarding living there? You will find this mainly in the more exclusive projects.

Now the time has come to hand over your deposit. If youre staying for a month then normally the deposit is one months rental. Never more. If how ever you are renting 6 months up then dont be surprised if youre asked for a deposit equal to two months rental. You will also be asked to pay one months rent in advance this is standard practice.

Always make sure you have a written contract. The contract can be in English as well as Thai.

Once your rental is finished you will basked to hand back the property in the same state as when you moved in.

Please note: Your deposit is returned to you minus any outstanding charges for water and electricity. Any damage that has occurred to the property while you have stayed there could well result in you loosing part if not all of your deposit. So please always make the effete to return the property clean and in good order.

Things to See in Pattaya Thailand – Sanctuary of Truth

The Sanctuary of Truth in Thailand is an amazing way to spend a day out while on holiday in Pattaya. The castle has been under construction for the past twenty years, and is estimated to take another twenty years before it will be completed. One trip to the Sanctuary and you will understand why. It has been entirely hand crafted from wood by Thai woodworkers. It is a massive and beautiful structure.

The Sanctuary of Truth was conceived by a successful Thai businessman named Khun Lek. It has both spiritual and philosophical meanings throughout, in the architecture as well as the thousands of intricately carved statues and reliefs. There is a blend of influences from Thailand, Buddhism, Khmer, Chinese, and Hindu.

You will find woodworkers hard at work non-stop on the building. At any one time there are over 200 workers on site. Being completely handcrafted, it is amazing that it will take 40 years to complete.

If you are into photography, this is one of the great places in Thailand to unleash your shutterbug. The stunning architecture, along with the fantastic view of the bay makes for some great shots. The statues and carvings could give the avid photographer many different scenes to shoot.

Getting to the Sanctuary of Truth is quite easy. It is located in the North end of Pattaya, in the Nakula area. The easiest way is to hire a baht bus to take you to and from the attraction. It is slightly more expensive than your normal ride along second road, but still quite reasonable depending on your negotiating skills. It is wise to have the driver wait for you, as depending on the crowds, finding a baht bus on the way out may be hit or miss.

Along with the castle, there are also several other attractions to see. There are daily dolphin shows in the parks pond. A small restaurant for a quick snack. You can buy some bananas and feed the elephants on site. If you fancy a motorbike ride, there are several ATVs for rent. You can ride them on a guided tour around the dirt track.

Entrace fees to the park run about 500 baht at the time of writing. This cost covers the price of an english speaking tour guide. Additional activities like elephant feeding and ATV rides cost extra.

If you are looking for a fun way to spend a day sightseeing around Pattaya, the Sanctuary of Truth should be on your must see list.
